Inaccurate address input
Make sure you have input the correct address for the report. If the incorrect address is input and you proceed to buy the report, we cannot offer a refund. We are charged for the call of data regardless, so double check your input in section 1 of the checkout process. Section 1 is the address for the subject property.
Property located in Northern Ireland
If the property you are running a report with is located in Northern Ireland please do not use our data packages. Whilst the system will allow you to checkout, the return of data will be limited. Buyers Edge are currently building a package which is specifically designed for property located in Northern Ireland. We are charged for the call of data regardless so we cannot offer a refund if a Northern Irish postcode is used. We apologise for any inconvenience.
Property located in Scotland
If the property you are running a report with is located in Scotland, fortunately most of the fields will return data, but there are a a small number of fields which will not return data because, amongst other reasons, there are differences in the Scottish legal system and ownership of properties which means as well as all of the ‘Property Title Reports‘ (which will appear but will be not applicable), the following fields will not be displayed. ‘Energy Performance of Buildings‘, ‘Property Wall Type‘, ‘Property Wall Material‘, ‘Property Subsidence Risk Category‘ (Note that ‘Property Subsidence Risk Code‘ will appear). We are charged for the call of data regardless so we cannot offer a refund if a Scottish postcode is used and you are expecting to see these results listed above. Keep in mind the majority of fields will return data and behave normally, as they would for any other postcode. Any other field that does not return data is because the data does not exist for that particular property, please see below ‘Potential Non Return of Data’.
New Build Properties
Some new build properties are yet to have registered postcodes. Therefore, if the postcode does not appear on the property details input navigation bar (section 1 in the checkout process) we are unable to provide a report and the system will not allow you to checkout without a valid address. One way round this to get an idea of the results for the New Build is to select an address of a property which is not a New Build with the same postcode or slightly different postcode (a street right next to the New Build street for example), keeping in mind that the results that will be returned will be for this address and not the exact New Build address.
We highly recommend only buying the Instant Survey data package for New Build properties because new build properties have never been sold before and are usually owned by construction firms, meaning the market data is very limited, therefore, please do not purchase the E-valuation report or Instant Survey with E-valuation, fields in the E-valuation will be mostly unavailable for New Build properties. We are charged for the call of data regardless so we cannot offer a refund if an E-valuation report or Instant Survey with E-valuation report is purchased for a new build property.
Accuracy of Data
Buyers Edge acquire data from various partner companies. There are many fields which are 100% accurate, we ask our customers to acknowledge and understand that some of the data we display might also be available from other companies in a different format and represented in a different way/graded in a more stringent or less stringent way, in the same way that insurance companies will show different premiums for the same presented risk, for example, when you insure your car or house, you might have 50 quotes to chose from all based on the same details but none of the quotes are the same, there is no right or wrong. Whilst we endeavour to be as accurate as possible with these fields by interpreting them in a way that is objective and all encompassing for the home buyer it is also possible some fields may deviate in result to the companies that your Solicitor might select to use. This being said the majority of time even if the results differ slightly between companies our results will give a very fair representation, and our expert opinion will also help translate these results into a more intelligible and relevent text for the home buyer. Use the data accuracy scale to understand which results might be subject to more deviation across different companies.
We ask our customers to always keep in mind that things can change over time and there will always be a short period of time which it takes for our partners to update real events, so if a house floods for example there will be a short delay until you will see this update in our results or if the home owner has undergone a recent extension adding another bedroom to the property there will be a delay for this to appear. Similarly if the homeowner has underpinned the house and not gone through insurance there is a possibility our results will not be able to pick this up. From time to time our data might not be accurate for these reasons, these reasons are not an exhaustive list of possible inaccuracies.
Buyers Edge are working hard with our partners to be able to offer indemnity to our customers on select fields where the data is 100% accurate. Until then, Buyers Edge will not be held liable for any data which is deemed to be inaccurate, for any misrepresentation of data, or any data which is not returned. Our data packages are designed to assist potential home buyers to give as much upfront property information as possible to help you make informed decisions on property acquisition and to understand how the Insurance companies, Banks, Solicitors and other property professionals rate and decipher the risk that your property presents them.
Potential Non Return of Data
From time to time there is a possibility that some fields in the data packages will not return data. On some fields this is potentially because the answer is False and therefore it does not trigger the return of data which is only returned if a True result is apparent. If this is the case you can see by hovering over the ‘Why?’ tab next to the ‘Not Available’ result. As an example, Listed Buildings, if the building is not listed there will be no return of data which is explained in the ‘Why?’ tab. If the building is listed in England, again the Listed Building category in Scotland will not return any result.
With fields that have an outright deny of data, there are numerous reasons for this again please hover over the ‘Why?’ tab to see why. Overall 95% of properties will display all fields minus the False returns explained above. Buyers Edge have to pay for the call regardless of the return so we are unable to refund our customers if there are some fields which do not return data.
Buyers Edge are charged for calling data, therefore Buyers Edge are only able to offer a refund if the rare event of your report being completely blank occurs. By proceeding to buy the report is agreeing to our terms of business, disclaimers and refund policy.
If your report comes back blank
In the very rare circumstance that your report comes back completely blank (very infrequently this happens) Buyers Edge will offer a full refund. Or, if in the rare event the system accepts your payment and there is a technical problem which means your report does not display we will try and fix the issue and generate the report or alternatively, if preferred, offer a full refund.
The Data Packages are intended to be used for residential property only, they are not currently designed for commercial premises. Whilst many fields will return for a commercial address keep in mind that our interpretation of data and indeed some of the fields are specifically designed around residential property.
We are charged for the call of data regardless so we cannot offer a refund if any reports are purchased using a commercial property address.

Any of our partners we highly recommend regardless of whether Buyers Edge’s services are used or not, however in order to receive the introductory discount A-Plan must have a record of you coming via Buyers Edge. If you decide to use A-plan and use Buyers Edge but do not click the ‘Send details to our trusted partners’ A-Plan will be unable to offer you the exclusive discount, our ‘Send details to our trusted partners’ is A-Plans method of tracking our introductions.
